Happy Holidays from Base Camp One!

It's been a great year at Granby Ranch, so we have much to celebrate this holiday season up at Base Camp One! Since January, the team at Granby Ranch has sold 75 properties - more than all of our peer groups (Winter Park Resort, Grand Park, Rendezvous, Grand Elk, and Innsbruck) combined. And we're very pleased to tell you that 19 of these sales were Base Camp One purchases. Welcome to our new homeowners! We look forward to seeing you all at Base Camp this winter.

With a continually improving market, new amenities available at the resort, and our new partnership with RE/MAX Peak to Peak, which we believe will strengthen our regional and national profile, we expect an even more successful 2011. We've discontinued our 40% discount, are currently offering 35% off to new buyers, and will be reducing this price incentive again on January 15 (to an even smaller 30% off). COMMUNITY IMPROVEMENTS

THE POOL

Granby Ranch will begin construction this summer on the Grange Hall pool and hot tub complex, located right next door to Base Camp One. The team is currently completing the design, and looks forward to a groundbreaking by June 2011, weather permitting, with completion scheduled by the end of August. This is a testament to the master developer's faith and commitment to the project and, most importantly, their belief that this amenity will add much to the homeowner experience at Granby Ranch. While the pool complex represents a significant capital expenditure, it is one that everyone believes will offer immediate returns.

THE HOSPITAL

Construction has begun on a state-of-the-art hospital, critical care center and clinic. Middle Park Medical Center ("KMHD") has long been the dream of many in Grand County and has finally been enabled by Granby Ranch's donation of 10 acres at the southwest corner of the property. KMHD has contracted with The Neenan Company, who has constructed 20 percent of Colorado's critical access hospitals. Middle Park Medical Center is fully financed and, when completed in 2012, will provide quality clinical and acute care just minutes from your door, making Granby Ranch (even more) unique in all of the Colorado mountain communities.

ANNUAL HOMEOWNER MEETING

The Base Camp One Annual Homeowner Meeting was held Monday, December 6. You will receive a copy of the minutes, but should you have any questions related to specific items we discussed, please feel free to email Tim Hartmann at Allegiant Management.

A couple of homeowners mentioned in the meeting that they were unaware of the new lockbox policy. For the convenience of owners and guests, Allegiant management has installed a board in the BCO parking garage, from which we'll hang lockboxes for your condo keys. This will eliminate the need for homeowners to hang lockboxes on their doors or install special door systems. If you'd like to receive one for your unit, please email Tim and he'll hang one for you on the board. Use code 000 to open the box and find instructions on how to create your own personal code. We are offering this service to homeowners, for a limited time, at no charge.
